Funding for schemes that need building, not just buying.
Development finance is drawn down in stages against costs as the work progresses, rather than advanced in one lump at the start. That makes it a conversation rather than a calculation — so this one goes straight to a specialist instead of a comparison screen.

What we can place
Ground-up residential development — new build houses and flats
Conversions — commercial to residential, permitted development, HMO conversions
Heavy refurbishment — structural work, extensions, anything needing building regs or planning
Part-built schemes and finishing an existing project
Development exit — replacing development debt on a completed scheme, which we can compare directly
Why there is no instant quote for this
Development lending is sized on loan to cost and loan to gross development value, released in tranches against a monitoring surveyor's reports, with interest rolled up over a build programme. The numbers that matter are your build costs, your end value, your track record and your exit — none of which a rate table can capture honestly.
We would rather send you to a person than to a figure you cannot rely on.
What to have ready
A schedule of costs, your expected end value, planning status, and a note on what you have built before. If you do not have all of it yet, send what you have — early conversations are often the most useful ones.
Tell us about the scheme
Site, costs, end value, your experience and your exit. A specialist will come back with how it can be funded and who would fund it. No cost, no obligation.
Commonly up to around 65% to 70% of total costs, and up to around 65% to 72% of gross development value, varying considerably by lender, scheme and experience.
Do I need development experience?
It helps a great deal and some lenders insist on it. Others will consider a first-time developer with a strong team, a modest scheme and a clear exit.
Is development finance regulated?
No. Development lending is unregulated, so the protections that apply to a mortgage on your own home do not apply.
Will comparing affect my credit score?
No. Seeing indicative lenders and rates on Bridge Scout involves no credit check and leaves no footprint.
