Bridge Scout is a comparison and introduction service. We are a credit broker, not a lender. Our tool lets you compare indicative bridging finance options from lenders on our panel and, if you choose, submit an enquiry so a specialist can source terms for you. We do not lend money ourselves.
The rates, fees and costs shown by the comparison tool are indicative only, sourced from our lender panel to help you compare. They are not a quote, an offer, or advice, and they are not guaranteed. Your actual terms depend on the lender, the property, your circumstances, your credit position and a valuation. Illustrative cost figures assume interest is rolled up and repaid on redemption unless stated otherwise, and do not include valuation fees, legal costs or other third-party costs, which are payable in addition and confirmed before you commit.
There is no fee to use the comparison tool or to submit an enquiry, and we do not charge an upfront broker fee. Lender arrangement fees, valuation fees, legal costs and any other third-party costs may apply and will be set out clearly before you enter into any agreement. Where a broker fee would ever apply to a particular case, it will be disclosed to you in writing before you proceed.
To use our service you must be at least 18 years old and a UK resident, and the finance must relate to property or assets in the areas our lenders cover. Bridging finance is secured against property.
You agree to give accurate and complete information. Decisions you make based on the indicative figures are your own; we recommend you take the tailored advice we or a lender provide before committing to any borrowing.
Bridging finance is secured against property. Your property may be repossessed if you do not keep up repayments on a mortgage or any other debt secured against it. Some forms of bridging finance are not regulated by the FCA. Short-term finance can be more expensive than a standard mortgage, so a clear repayment (exit) strategy is important.

To the extent permitted by law, we are not liable for loss arising from reliance on indicative figures, from the acts of any lender, or from matters outside our reasonable control. Nothing in these terms limits liability that cannot be limited by law.

These terms are governed by the laws of England & Wales, and the courts of England & Wales have exclusive jurisdiction.
